If your fire alarm panel keeps showing a supervisory signal tied to a control valve, it’s easy to assume the worst. A supervisory signal isn’t an alarm, but it usually points to a real condition on the system that’s worth chasing down.
Most commercial buildings have fire extinguishers. But fewer have them in the right spots. Commercial fire extinguisher placement gets treated as a box to check during buildout, then rarely gets a second look until an inspector flags a gap or someone reaches for a unit and can’t find one. When our technicians inspect a facility…
Most tenant improvement projects start with a floor plan, not a fire protection plan. That’s normal. But by the time walls go up and equipment gets placed, the existing sprinkler and alarm layout may no longer match the space it’s protecting. And our technicians see this gap surface most often during final walkthroughs, when it’s…
Painted or dust-clogged sprinkler heads are one of the most common deficiencies flagged during routine fire protection testing. In our inspection records, they show up in a meaningful share of the annual and quarterly tests we run across commercial and industrial sites. They’re also one of the easiest problems to prevent. If your facility has…
A fire alarm system in a commercial building rarely works alone. It talks to the elevators, tells the HVAC system when to shut down or start pressurizing stairwells, and signals access control to unlock certain doors. When these systems are coordinated correctly, the building responds to an alarm the way it was designed to. When…
On most commercial projects, the fire line backflow preventer gets treated as a plumbing item. It shows up on the plumbing set, the plumber orders it, and everyone moves on. The problem is that the device sits directly upstream of the fire sprinkler system. And once it’s installed, whoever manages fire protection has to live…
The fire protection system passes final inspection. The punch list closes out. Everyone shakes hands and moves to the next job. Six months later, someone needs to pull a permit for a tenant fit-out, and nobody can find the sprinkler as-built drawings. This happens more often than it should. A fire protection system is only…
Most riser rooms start out fine. Then someone needs a place to stash extra chairs or last year’s holiday decorations, and suddenly your fire suppression system is sharing space with janitorial overflow. It’s one of the most common reasons ITM visits take longer than they should. Meeting sprinkler riser room requirements isn’t complicated, but it…
Ask someone on a commercial property what a “trouble signal” means, and you’ll usually get a shrug. Fire alarm panels communicate in three distinct signal types, and each one calls for a different response. Treating them all the same, whether that means overreacting to a trouble condition or ignoring a supervisory alert, creates real gaps…
Most commercial property teams have the annual fire sprinkler inspection down to a routine. It’s on the calendar, the vendor shows up, the paperwork gets filed. But NFPA 25 doesn’t stop at annual testing. Buried in that same standard are requirements that only come around every five years, and those are the items that tend…
